Every roof in Mitchell Village is younger than most of our ladders. KB Home built 260 houses here on a former golf course between Arcadia Drive and Fair Oaks Boulevard, and the last of them sold at the end of 2023. That means nobody on your street has thirty years of tangled strands in the rafters, and nobody has a system yet. Mitchell Village Christmas light hanging is a blank page, and we’re happy to hold the pen. Call (916) 510-0929 and point us to your house.
New rooflines are fun to light
The three communities (Canyon, Heritage and Oaks) mix one-story and two-story KB plans, and new construction has one thing going for it: straight gutters, crisp fascia and gables that haven’t sagged a bit. Roofline lights follow those edges like somebody drew them with a ruler. We use clips, never nails or staples, and the clip depends on the roof. Tile gets one that grips the tile’s edge while our boots stay off it as much as possible. Composition shingle gets one that slips beneath the shingle tab or snaps to the gutter’s front edge. Nothing gets drilled into a wall or trim that’s still wearing its first coat of paint.
Is there an HOA here? We went looking
We couldn’t find an HOA name or a set of rules for Mitchell Village. What the Citrus Heights Sentinel has reported is that each homeowner pays a property-tax assessment toward upkeep of the park and trail. That’s not a decorating rulebook, and inventing one isn’t our place. If your closing paperwork includes CC&Rs that mention holiday decorations, read us that part at (916) 510-0929 and we’ll set our hang date and our January pickup date by it. If it doesn’t, you get to pick your own start date.
What a quote takes
Nobody needs to take an afternoon off for an estimate. A quote for Mitchell Village Christmas light hanging takes a phone call to (916) 510-0929, or a few texted photos showing the front of the house (plus the trail side, if you back onto it) with the outdoor outlets pointed out. From those we put together a plan and a number. The contact page takes notes and photos as well.
Mitchell Village Christmas light hanging, piece by piece
Young neighborhoods have young trees, and young trees need a gentler hand. Tree wraps go on loose enough that the bark isn’t pinched, and we skip any sapling still tied to its nursery stake and wobbling. Meanwhile the remaining pieces do the heavy lifting:
- Stake lighting is the star on smaller new-construction lots. A lit line down the driveway and front walk fills the yard your trees can’t yet. Stakes go in clear of sprinkler heads and drip tubing.
- Pillar wraps where a porch has posts, with the turns kept even so it looks planned.
- Lit wreaths for the front door, or one big one above the garage door.
- Lit garland around the entry or on a porch rail, tied on, not tacked.
We bring every strand, cord and timer. Come dusk the timer flips everything on, and it shuts down at the bedtime you pick. No remembering required. More detail sits on our residential light hanging page and under stake lighting.
Lights acting up halfway to Christmas? Dial (916) 510-0929 and we’ll get it working. Come January the crew returns, every clip and stake comes out, and the whole kit leaves with us. We do the same on the older streets around town, including Birdcage Heights and everywhere else in Citrus Heights.
The trail is lit all year. Your house is the missing piece.
A 23-acre green space follows Arcade Creek through the middle of the neighborhood, with a lit paved trail roughly three quarters of a mile long, five bridges and two playgrounds. If your home backs onto that corridor, anyone out on the trail after dark sees the back of your house. A lit rear roofline or a wrapped patio post gives them something to admire besides your barbecue cover. One limit: Mitchell Village Park is a Sunrise Recreation and Park District park, so our lights stay on your side of the fence.
If the creek side is the one you want lit, say so at (916) 510-0929, and the back gets quoted along with the front.
Things Mitchell Village folks ask
Is the park and trail assessment in Mitchell Village the same as an HOA?
No. The Sentinel reported a property-tax assessment that pays for the park and trail. We haven’t found an HOA or a rules document for the neighborhood. If your own paperwork includes CC&Rs covering decorations, tell us and we’ll follow them.
Does Mitchell Village Christmas light hanging include the young trees in my front yard?
Usually yes, with a loose wrap and soft ties so the bark isn’t squeezed. If a tree is still staked and unsteady, we’d rather light the walkway with stakes and leave the tree alone this year.
My house backs onto the Arcade Creek trail. Can you light the back?
Yes. A rear roofline or lit patio posts show up well from the trail. We stay off the park’s trees, fences and bridges, since those belong to the park, not to you or us.
Can you quote a two-story KB plan without seeing it?
Yes. Photos of each side you want lit, plus a note about where the outlets are, give us enough to quote by phone.
