Crosswoods is the only place in Citrus Heights where we carry a ladder past Arcade Creek, three pools and what feels like a small national forest just to reach a front door. It’s 451 townhomes tucked into 91 wooded acres off Auburn Boulevard, and Crosswoods Christmas light hanging comes with something most of the city doesn’t have: a written rule on how early decorations may appear and how late they may linger.
The association’s holiday rule, applied to Crosswoods Christmas light hanging
The Crosswoods Homeowners Association rules (Article 14.1, in the copy the board approved in July 2023) say seasonal decorations on home exteriors, trees, shrubbery and landscaping can’t be in place more than 30 days before the holiday, and can’t stay longer than 15 days beyond it. For Christmas, our arithmetic puts that at roughly November 25 on the front end and January 9 on the back end.
One caution. A board can rewrite its rules any year, so look up today’s version on the association’s website or with management before you lean on our math. We book your install inside the allowed stretch and put your takedown on the calendar before the back end of it, so you’re never the townhome getting a polite letter. Booking takes one call to (916) 510-0929.
The houses next door in Stock Ranch, on the far side of the nature preserve, have no association calendar at all.
Why clips matter more here than anywhere
In Crosswoods the association maintains the siding, the paint, the roofs, the decks and the balconies. So nothing we hang gets nailed, stapled or screwed in. Roofline lights ride on clips along the eave or gutter edge, and they come off in January without leaving a mark for the next paint cycle to find. Some buildings have flat roof sections, and on those we run the line along the fascia edge instead of pretending there’s a peak.
What works on a cluster townhome
There’s no big front lawn to fill, and that’s fine. A townhome looks best lit tight and tidy:
- Roofline lights on the one- and two-story eaves facing your cul-de-sac, so the place reads from Crosswoods Circle.
- Lit garland on the deck railing. Every home here has a large deck, and a railing is the best garland shelf ever invented.
- Pillar and post wraps on deck posts and entry columns, wound snug so they don’t sag by week two.
- Lit wreaths on the door or, if you have a brick-fenced patio, over that, hung from hangers and ties, never anchors in the brick.
- Stake lighting beside your own entry walk or patio edge, clear of irrigation lines and off the common ground.
- Tree wraps on a tree or large shrub that grows inside your own patio.
About those thousands of trees. Most of them stand on common area, and the association controls that ground. We stay off common-area trees, the lit pathways and the pool and clubhouse grounds unless the board hires us for them. If the board ever wants the clubhouse dressed up, our commercial crew handles association and clubhouse lighting too. Same number: (916) 510-0929.
Parking, power and tidy cords
Parking is guest spaces on each street, so we arrive in one truck, not a convoy. Power comes from whichever deck or patio outlet you point us to, and the cord follows the railing or trim instead of crossing a shared path where a neighbor out with the dog could catch a toe. Every job gets a timer, set to click off before the greenbelt goes quiet for the night.
Crosswoods already knows how to do Christmas
The association’s website keeps a holiday lights photo gallery, and the December 2025 Crosswoods Reporter pictured a light show synchronized to music at a home on Monteverde, complete with a radio station to tune to. Crosswoods Christmas light hanging can be a clean roofline, a wreath and a lit railing, and that holds its own. No storage bin ever has to fit in a townhome closet, either, because we bring the lights and haul them off again.
Getting a quote without anyone ringing your bell
Quotes happen by phone or from photos. Text or email a few shots of the front of your unit, the deck side, and wherever your outdoor outlet lives, and we’ll tell you what we’d hang. Call (916) 510-0929, or leave the photos on the contact page. More about us is on the Citrus Heights light hanging page.
Should a section go dark before Christmas, (916) 510-0929 is the number and we’ll come fix it.
After the holiday we return, take everything down inside the association’s 15 days, and your deck goes back to being a deck.
Things Crosswoods folks ask
What does Article 14.1 mean for Christmas lights on my townhome?
The Crosswoods Homeowners Association rule allows seasonal decorations no more than 30 days before the holiday and no longer than 15 days after it. For Christmas that works out to about November 25 through January 9 by our count. Rules get revised, so confirm the current copy with the association.
Are the trees outside my Crosswoods townhome fair game for lights?
If the tree grows inside your own patio, yes. Trees on common area sit on ground the association controls, so those are hands-off for us unless the board itself books the work.
Will light clips hurt siding or roofs that the association maintains?
No. The clips grip the eave or gutter edge, and nothing is drilled, nailed or stapled into siding, trim, decks or brick. They lift off clean at takedown.
Does Crosswoods Christmas light hanging need Architectural Review Committee approval?
The rules send permanent exterior alterations, including outdoor lighting, to the Architectural Review Committee. Temporary clipped-on holiday lights aren’t a permanent change, but if you have any doubt, ask management before we hang anything.
